Client Fact Find Form and Initial Documentation

Prospective borrowers complete our Client Fact Find Form providing initial details of the borrower, property, and proposed transaction. This enables us to undertake an initial assessment of suitability and determine whether we can proceed to formal application.

Initial Review and Clarification

Our team conducts an initial review to confirm the transaction type, borrower eligibility, asset characteristics, and financing requirements. Any clarification needed is discussed with the applicant before proceeding.

Lawyer Appointment and Verification

Subject to initial approval, we appoint our legal adviser (Brightstone Law) to act on the transaction. The lawyer conducts property and legal verification, confirms title readiness, identifies any title issues or restrictions, and advises on documentation requirements.

Additional Documentation and Information

We request any additional documentation needed to support underwriting and risk assessment. This may include recent credit files, proof of source of funds, details of exit strategy, and any other information relevant to the transaction structure.

Heads of Terms

Subject to satisfactory documentation and risk review, we issue non-binding Heads of Terms outlining the indicative loan amount, interest rate, term, security requirements, conditions, and other material terms.

Underwriting, Approval, and Completion

Subject to Heads of Terms acceptance, formal underwriting is completed, final credit and risk approvals obtained, legal documentation prepared and executed, and funds released to complete the transaction.
